Neighbors,
Please find attached the Falconaire HOA Board Meeting Minutes from the October 22 meeting. Also summarized below are a few important announcements:
- HOA Annual Meeting is set for January 23 at 7 pm at the Lucketts Community Center.
- Two Board seats will be up for election this year, as well as various committee assignments. While these positions are largely symbolic under Adam’s dictatorship, the Board encourages as many neighbors as possible to get involved.
- We’d particularly like to see more neighbors from the Spinks Ferry side (South Falconaire) join the Board or a committee to have better geographic balance.

- New HOA Website – https://falconairehoa.com/ is now up and running. Hooray.
- There is a “Members Only” area where neighbors can first set up a profile (password protected), so we encourage everyone to take 2 minutes to do this.
- Once an account is set up, neighbors can now electronically submit an ARB application that will go directly to the ARB (bypassing the management company), which should result in significantly faster processing and approval times. You will also not need to obtain a “wet signature” from the two most impacted neighbors, but simply confirm you’ve discussed the project with them – which should make the ARB application process much easier and efficient.
- There is also a contact option that allows neighbors to contact the Board directly through the website. Complaints about the Board itself will be ignored.
- We’ll also eventually house all the important HOA documents on this site, such as the Covenant, current ARB Guidelines, Rules, Meeting Minutes, etc.
- Next Year’s Budget – after crunching the numbers, the Board voted to maintain/not increase dues for next year.
- We were able to achieve some savings by having Adam handle legal duties for the HOA, install solar on the Lucketts Rd side (saving over $2,000 per year), and decrease the landscaping budget by handling more of the work ourselves (special thank you to Rachel, Ashley, and Mandy).
- We also switched from accrual to cash basis accounting, which has some risks if homeowners do not timely pay their dues.
- Currently, we have 2 chronically delinquent homeowners, along with a fluctuating number of homeowners who pay their dues over 60 days late (or more).
- At the risk of sounding like a broken record, for those homeowners who are consistently or frequently late, please set up automatic payments using the instructions below.
- As previously indicated, the Board adopted a new Rule in July that will result in a $50 late fee being automatically assessed for each quarterly dues assessment that is 60 days past due, along with the costs of any collection activity.
We look forward to seeing you all on January 23. We try to keep these meetings to about an hour, so we encourage everyone who can to get involved.
